Victoria College is partnering with Career WebSchool to offer online real estate, appraisal and mortgage courses.

Real Estate

To be eligible to apply for real estate Salesperson License, an individual must be a citizen of the United States or a lawfully admitted alien, eighteen (18) years of age or older and a legal resident of Texas. To be eligible to apply for a real estate Salesperson License, an individual must furnish the Commission satisfactory evidence of successfully completing the following education:

  • Texas Principles of Real Estate core real estate course
    (60 classroom hours)
  • Texas Law of Agency core real estate course
    (30 classroom hours)
  • Texas Law of Contracts core real estate course
    (30 classroom hours)
  • An additional three (90 classroom hours) in related courses acceptable to the Texas Real Estate Commission.

Both core and related courses are available through online instruction.

Texas Principles of Real Estate

This single course meets the 60-hour Principles (I & II) of Real Estate core course requirement. The course covers:

  • Property ownership
  • Property transfer
  • Real estate licensing
  • Finance
  • Math
  • Fair housing 
  • Other required topics  


Real Estate Appraisal

This course covers the principles and practices of real estate appraisal and will satisfy 30 hours of the additional core real estate course requirement necessary for licensure. Topics covered in this course:

  • General data analysis
  • Residential real estate markets
  • Neighborhood analysis
  • Site description and analysis
  • Highest and best use
  • Specific data analysis
  • Improvement analysis
  • Principles of value
  • Gross rent multiplier
  • Special appraisal techniques
  • The three approaches to value--sales comparison (or market data), cost, and income--along with case studies and practice exercises pertaining to each approach


Real Estate Finance

This course focuses on the set of concepts and techniques used to analyze and finance income-producing real property and will satisfy 30 hours of the additional core real estate course requirement necessary for licensure. Topics covered in this course:

  • Financing instruments
  • Creative financing techniques
  • In-depth mortgage payment patterns and concepts
  • Economic characteristics and standards
  • Financing of single and income-producing properties
  • Sources and availability of mortgage money and credit 
  • The impact of various factors on the mortgage market
  • Special government activities having an impact on real estate financing  


Real Estate Investment

This course will satisfy 30 hours of the additional core real estate course requirement necessary for licensure.  This course covers:

  • Real estate investments characteristics
  • Techniques of investment analysis
  • Time-valued money
  • Discounted and non-discounted investment criteria
  • Leverage
  • Tax shelters
  • Depreciation
  • Applications to property tax
  • Emphasis on Financing, evaluation, and management of real estate investment


Real Estate Marketing

This course teaches students the fundamentals of real estate marketing and will satisfy 30 hours of the additional core real estate course requirement necessary for licensure.  The course covers:

  • Psychology of marketing
  • Listing procedures
  • Advertising
  • Deceptive Trade Practices-Consumer Protection Act
  • Negotiating 
  • Closing


Texas Law of Agency

This course meets the 30-hour Law of Agency core course requirement. This course covers:

  • Overview of agency concepts
  • Agreements with buyers and sellers
  • Fiduciary duties
  • Intermediaries
  • Agency termination
  • Employment issues
  • Other required topics  


Texas Law of Contracts

This course meets the 30-hour Law of Contracts core course requirement. This course covers:

  • Contract law and reviews in detail
  • How to create a contract
  • Contract forms
  • Breaches
  • Provisions 
  • Other required topics

National Real Estate Exam Prep:  The SMART Guide to Passing

This exam preparation program was prepared after a careful analysis of all of the testing formats that a real estate applicant may encounter. The program is composed of the ten topics found on all of the testing service exams and many state exams. The program also includes two 100-question practice exams: one salesperson practice exam and one broker practice exam. There are a total of 1,000 questions in this exam prep program.
